Subdivision Panel OK's Flag Lot

With addition of an access easement requirement, a flag lot in a Level 1 subdivision won approval from the Subdivision Review Board at an Oct. 3 meeting.
The request was made for a 452.77-foot flagpole on a 1.390-acre lot on Samarcand Road in the Eagle Springs community. The lot is part of a 10-acre tract deeded to Nathan Aaron Hinson and Heather Dawkins Hinson.
Staff planner Christie J. Armstrong told the board that the original lot had no road frontage and the flagpole length is the minimum length needed to create a 1.390-acre parcel around an existing one-story frame dwelling.
Armstrong said that the house was on the property before the zoning ordinance was adopted and thus is "grandfathered."
Both Marcus Jones and Chuck Dumas expressed concern about the driveway access to a public road. They noted that problems could arise if the property is ever sold and divided.
Nathan Hinson said he did not expect that to happen.
Nevertheless, the board insisted that the easement access be added, then gave the request unanimous approval.
County Planning Director Andrea Surratt advised the board that recommended changes to the SRB regulations would be on the November agenda of the Moore County Planning Board. She also reported that the Board of Commissioners has appointed Doug Hyler to fill the remaining at-large seat on the board.
