Good to hear from you...you asked about the "Sledge Hammer Effect". I'm not sure if you were here during the last property re-evaluation. It was a fiasco the way that property was valued. One could appeal to a select commission in Carthage who held hearings for readjustment, and appeal to Raleigh if one wasn't satisfied with that commissions ruling. I appealed since I furnished two appraisals - one in December and one in February. My property was appaised $20k more than the appraisals. When I appealed to Raleigh, I was told that unless the value was more than 30%, the board wouldn't even consider hearing an appeal and it would be a waste of my time. Next year is not an election year and at the rate CBC is spending our money, they will have to look at re-evaluation again. Ergo the Sledge Hammer Effect.

Propery will be valued at as much as 30% of the tax departments appraised value. Have you ever had anyone from the tax department pay you a visit to evaluate your property? All MC taxpayers are in for a total revenue adjustment and sticker shock. toda1@mindspring.com
